2009 has been a great year for real estate - I know you don't hear that a lot...but it has been sooooo busy this year, not only for folks I get to work with, but also for my family. My husband and I just closed on a house last Friday and then spent the next week moving - again. I do not want to move for a long long time. Through this experience - though I have always worked hard and cared about my clients and wanted the best for them - I now know even more how much I want to make the experience of purchasing a home the best I can and I will do everything in my power to make sure it is an unforgettable, excellent experience for my clients. Moving is tiring and exciting...but before the actual move there is the process of home buying. I was in the hotseat this time so it was quite different. I was nervous...nervous to call insurance companies for quotes, nervous to speak with the title company (who I actually speak to on a regular basis, btw) - answering questions, not knowing what they would ask. I give contact info to my clients, but then I leave it up to the loan officers, insurance agents and attorneys to speak to my buyer client. I've never known exactly the kinds of questions they ask. I was so nervous at the closing...I got to sit next to the attorney, which was a first. I signed until my hand hurt...it was a surreal experience. I don't know how each of my clients feel sititing in that seat, but now I can imagine. What a proud feeling, especially when one has worked so hard to get there. I will not take it for granted and I am so grateful to be a homeowner.

This video was on our MLS and I thought it was very good to watch. It explains the tax credit very simply. I wish I could just embed it, but I'm clueless with that, so click the link instead: http://www.gbrar.com/absolutevc/?v=101

Sellers have done even more remodeling and put this adorable home back on the market. 3 bedrooms plus large bonus room that could be used as a 4th bedroom with it's own entrance. Updated cosmetically & mechanically - Newer energy efficient heater and inside & outside A/C unit - including duct work - only 4 years new (came with a 10 year warranty) with programmable thermastat. Other updates include: kitchen, bathrooms-including plumbing, french doors overlooking large back yard, all ceiling fans, all floors, electrical-including box, wiring and upgraded receptacles in bathroom and kitchen. Nice backyard with above ground pool...all pool equipment to remain at no value. All space in this home is well utilized and there's plenty of storage. Large utility/laundry room, 2 pantries in kitchen and storage shed outside. Watch your step in the kitchen...a couple of tiles missing in front of stove (due to remodel) that seller will be replacing with decorative tile pieces when they come in. There is a rug on top of the area. **Seller will pay $3000 towards buyers closing costs with full priced offer.** Click the attachment below to see photos and get more info.

Well, I've been inspired this evening, to write another blog. One thing I have learned is that I am not good at blogging consistently...although I will continue to try. The market seems to have picked up, I've gotten extremely busy...seems lots of folks are motivated to purchase at this time. Must be that $8000 tax credit. I've picked up a couple of new listings and will post them in the blog world if I can figure out how. One of my condos is under contract and so is the wonderful flip home on Kenlee. 2 happy sellers there. I have learned this year, though, that I must take a day of rest. It keeps me going the other 6 days of the week. I highly recommend it to any fellow realtors that may be reading this. It seems like being a realtor is an any day of the week, at any time of the day job...however, we need to remember that we are human as well and need our down time to recharge our batteries - this way we are better realtors for our clients. Speaking of down time...I'm about to go down for the night. Thanks for reading.

I just moved last weekend. We didn't hire a moving company...we did it all ourselves, which I think most people do. I got to thinking...everyone I work with (who doesn't hire someone to do it for them) in this business goes through the exact same thing I was going through. It is a job to move!! Not only the preparation work, the packing, the setting up utility transfers (which I did an awful job at...we were without cable and internet for all of last week..that was an interesting week)...then the actual loading, unloading (we have stairs - oh that wasn't pretty), unpacking (which I am still doing in between family and work). I have even more respect and compassion for all the folks I have worked with, am working with and will work with. Because of this, I got to thinking..moving company..I need to look into those costs for my clients - as an option. I never really thought about that part of this business before. I guess that's human nature, until we go through something, we don't really stop to consider it. Live and learn....

I'm trying something new...blogging. I see a lot of folks are doing it, folks with things to say. I seem to always have something to say. If you've ever emailed me with a request on a home, or a question about real estate..I'm sure you've had an eye full. I can't just answer a questions with yes or no. I'm really not quite sure what it is I'm doing, and today or this moment, I have nothing enlightening to speak of in regards to real estate. This is mostly a test to set up this blog on my website..which has been available to me for a while, but for some reason I am moved today to set it up. Wish me luck and maybe I'll write again soon...as long as I can find my way back here. :) Cheers!
